100 Million Dollars a year absent from Ontario Landlords - Enough is Enough
Delinquency Plan
Being a landlord or property manager shouldn't be and doesn't have to be a stressful endeavour. However in most cases there is no plan in place for the what if's of this business. Based on statistics' detailed in the Landlord and Tenant Board of Ontario's 2009-2010 Annual Report some 54,109 applications were received for non payment of rent, being landlord's and property manager's we know in order for that many applications to be filed with the board the number of Notice's (N4's) delivered to tenants would be significantly higher, possibly even double that number. Many landlords and managers don't have a plan or policy in place that dictates how or when they will begin the eviction process. With that said if you the landlord or property manager don't know your policy or tenants expectations, how can your tenant know your policy or expectations when it comes to handling rent collection.
Make a plan and make us part of it!!
Make us part your plan and share it with your tenant. Let your tenant know that an agreement is in place with a 3rd party collector and that if rent is not paid in full and on time it is out of your control the rent recovery process is underway. This takes all the guessing and stress out of the process for both parties and most cases ensures your rent is paid on time. Why not top it off and charge the tenant a late fee, see how it is included in the sample form below.
